Razlog golf projects need private money to materialise
 
A special survey conducted last month by an independent research institute in Razlog municipality and the neighbouring Bansko municipality revealed the priorities for social and economic development in the area.
Many investors in property in both municipalities (Bansko and Razlog) may think that their property ownership related issues are on top of the local governments's agendas. Reality is somewhat different. Bansko municipality and Razlog municipality have their own agendas topped by social and economic issues , health, transport, employment etc.
One very important finding, which strikingly contrasts with agents' claims that "several new golf courses are planned in Razlog area" , or "Razlog municipality will build 7 new golf courses" is the Plan for development of Razlog Municipality 2007-2013. This is the valid policy, planning and financial plan, showing how the area will be shaped in the nex 5 years, what will be built and what will be financed with taxpayers' monies.
 
Razlog municipality
The Municipality of Razlog has developed a well structured 5-year plan for the area with modern infrastructure, roads and integrated social services to be improved further. The local authorities are realistic and are looking for private-public partnerships for improvement of the overall economic development. Razlog municipality expenditure for sports, leisure and recreational projects under "Priority N 5" of the 5-year Municipal plan for development 2007-2013 is fixed at 3,266 mln. BGN (Bulgarian leva) or approx. 1,7 mln. Euros
The 5-year plan includes activities for improvement of the "Kulinoto" ski area with new skiing runs and lifts as well as building the infrastructure around Pirin Golf and Country Club ("Betolovoto" locality).
However , there is no public spending allocated for construction of massive golf infrastructure (4 or 7 courses).
The cost of building a quality 18-hole golf course is 6 - 8 mln. EUR.
These facts and the lack of any information in the Razlog official documents referring to the misterious 7 or 4 golf courses are leading many to the conclusion that the local authorities have never planned, nor had intention to build with taxpayers money new , public golfing sites. Private investors' initial plans for golf development in Razlog have not materialised so far except for the Pirin Golf & Country Club 5-star golf resort.
The time needed for a golf project to be completed from initial decision through to obtaining planning permissions, design, and construction is approx. 40-48 months.
Recently many investors have become suspicious to the numerous " Bansko Razlog golf stories " told by estate agents. Anyone who visits the place and follows the advise: reseach, research, research... can easily come to the right conclusions.
